A new guide from The Ambrose Group explains the 2027 Harris County property tax protest process, from the notice and filing deadline through HCAD’s online tools, the ARB hearing and the appeal options that follow, with added detail for commercial owners.
Jersey Village, United States, October 22, 2026 /NewsNetwork/ -- The Ambrose Group, a Texas property tax consulting and appraisal firm, has released a guide to the 2027 property tax protest season in Harris County. The guide was written by Daniel Ambrose, MAI, Executive Vice President of Tax Services. It covers the steps from the appraisal notice to a final appeal and is available on the company website at https://theambrosegroup.com/harris-county-property-tax-protest-2027/.
The filing date comes from Section 41.44 of the Texas Tax Code. Owners get until May 15, or until the 30th day after HCAD mails the notice if that comes later. Next year May 15 lands on a Saturday, and a separate rule pushes weekend deadlines to the following Monday, May 17. Ambrose does not recommend waiting that long. His advice is to file the same week the notice arrives and to treat Friday, May 14, as the real cutoff, since a paper protest is judged by its postmark.
The Harris Central Appraisal District, or HCAD, offers two online paths. Owners can file through iFile using the number printed on the notice. Owners of single-family homes can also opt into iSettle, which lets them upload evidence within five calendar days and receive a settlement offer by email. According to the guide, iSettle is not available for commercial, industrial or multifamily property. Those owners file, request an informal meeting with an HCAD appraiser and prepare for the Appraisal Review Board.
The guide explains who has to prove what. At the ARB, the appraisal district must establish the property’s value by a preponderance of the evidence, and that standard can rise in certain cases when owners file specific evidence at least 14 days before the hearing. For commercial owners, the guide lists the documents that tend to move a value: income and expense statements, a current rent roll, adjusted sale and lease comparables, and records of condition as of January 1. “Texas is a non-disclosure state, so the district is guessing at commercial sale prices,” Ambrose writes.
Some owners bring an outside appraisal to the hearing. Ambrose explains why that can help. “An independent appraisal reports what the evidence supports,” he writes. “It isn’t written to hit a target, which is why it carries weight.” He also pushes back on a common belief that a value cannot drop below the previous year’s number. “Last year’s value is not the floor either,” he writes.
Commercial owners also face a possible shift in 2027. Texas currently caps yearly appraisal increases at 20% for non-homestead real property worth about $5.3 million or less. The Texas Comptroller says that cap, found in Tax Code Section 23.231, ends on December 31, 2026. Unless the Legislature renews it, next year’s notices on those properties can show their full market value, and some owners may see bigger jumps than they are used to.
Once the ARB rules, owners usually get 60 days from receiving its order to choose binding arbitration or a lawsuit in district court, and owners of non-industrial property valued above $1 million can appeal to the State Office of Administrative Hearings. The guide notes that undisputed taxes must still be paid on time, regardless of the route. Global tourism is entering a new era of strategic choices. The industry is still generating economic growth, but geopolitical instability, climate pressures, investment challenges and technological disruption are testing its long-term competitiveness. The numbers reveal a paradox. According to the World Economic Forum’s Travel & Tourism Development Index 2026, 92% of the 110 economies assessed have improved their conditions for tourism development since 2024. The World Travel & Tourism Council (WTTC) forecasts a US$12 trillion contribution to the global economy in 2026, supporting around 376 million jobs.
“I think about quitting all the time,” says Jordan Leung, known to his Instagram followers as @69ranch. As one of Hong Kong’s most prominent stand-up comedians to emerge in recent years, Leung’s pessimism is surprising. “I don’t wanna make social media content,” the 33-year-old admits. “Now I’m just fixated on likes and stuff … I don’t know how much longer I can do this.” Sitting directly across the table from him, it is not always easy to tell when Leung is being sincere or performing his...

For a while, the blueprint for a serious wellness trip looked pretty much the same everywhere. A flight to somewhere warm, a resort with a view of jungle or terraced rice paddies, a treatment menu borrowing names from ancient traditions, and enough linen to last a lifetime. Scotland was never really part of that picture. It was the place people went for whisky, castles and rain, not the place they went to reset. Then this summer, Scotland’s men’s football team appeared at their first World Cup...
If you feel lost or overwhelmed now your children have left the nest, you are far from alone. Many parents experience empty nest syndrome at this time of the year. “Empty nest syndrome isn’t a mental health condition, but a set of feelings or symptoms that parents might feel when all their children have left home,” says Dr Elizabeth Wakeland, consultant, clinical and forensic psychologist at Cygnet Health Care in the UK. “It’s a period of significant life change where parents are trying to...

With Clayface, DC trades its usual cape-donning heroes for a chilling entry into body-horror cinema. Starring Tom Rhys Harries, the film follows Matt Hagen (played by Harries), a Hollywood star from Gotham whose run-in with a crime boss leaves his face severely disfigured. Desperate to restore himself, Hagen turns to Dr. Caitlyn Corr (Naomi Ackie), whose experimental treatment makes matters worse. So Hagen finds himself on a path from Hollywood’s charming leading man to a Gotham City...
